Area (unfinished/non-living) 425 sq. ft.
Extensions
  • Porch - 242 sq. ft.

Contents From the Front Porch you enter the Foyer with a stair to your left going up to the Second Floor and behind that a stair going down to the basement and you can see the ceiling of the Attic from the Foyer.. The Living Room is to your right and the Dining Room is behind that. To the left of the Foyer is a Powder Room and coat closet and to the left of the Dining Room is the Kitchen with the Breakfast behind that and the Family Room to the left of the Kitchen. At the home owners request, the informal rooms of Kitchen, Breakfast and Family Rooms all flow together. The home owner also asked for high windows on the left of the Family Room for privacy. The Mud Room may be entered from the 2 Car Garage or from the left side of the house.
Second Floor Plan
Ceiling Height 8'-0"
Area (finished/living) 1,867 sq. ft.
Volume square footage above lower level
(usually above foyer and family room)
8 sq. ft.
Contents Through double doors you enter the Master Bedroom with fireplace, two double windows and two single windows. The short hall to the Master Bath has a walk-in closet on either side. The Master Bath has an enclosed toilet, whirlpool hot tub large enough for two, a shower large enough for two and separate his and hers vanities. There is a Bonus room that would make a great third walk-in closet. You cannot have too many closets and they cannot be too large. Bedroom #2 has optional direct access from the Master Bedroom and could be a great Master Lounge, Nursery, etc. Bedroom # 4 has a private bath and Bedrooms #2 and #3 share a hall bath. There is also a Laundry on this level.
Attic Floor Plan
Ceiling Height 8'-0"
Area (finished/living) 779 sq. ft.
Area (unfinished/non-living) 68 sq. ft.
Volume square footage above lower level
(usually above foyer and family room)
8 sq. ft.
Contents The Attic Floor contains a Bedroom #5 with walk-in closet, full bath and a Children's Play Room which could make a great home office or the entire Attic could be a living area for the oldest child.
Basement Floor Plan
Ceiling Height 8'-8"
Area (finished/living) 1,412 sq. ft.
Area (unfinished/non-living) 166 sq. ft.
Contents The owners of this particular home chose not to finish the basement to save money. The original design called for two Bedrooms, a full bath a possible Kitchen, a Recreation Room Mechanical Room and a stair going down to the Basement from the outside. The Living area of 1412 Sq, Ft. is potential living area.

Description

The Builder and I went out to the the building lot and I said "you have an excellent large lot in a very desirable neighborhood-lets build a large home". He said OK. We had the Plans, Elevations and Typical Wall Section and the Builder's Realestate Agent told him she had a buyer, but for a smaller home. We met with the couple and made some good custom refinements and reduced the size from about 8,300 square feet to 6,303 square feet. We also left the Basement unfinished to hold cost down. If someone wanted to save even more, they could leave the Attic as well as the Basement unfinished and finish both as finances permit or when they sell, sell the home as a possible growing home. If both the Basement and Attic are unfinished, you would have only 3,437 square feet of finished area.
