Description

MAYFIELD Plan # 9,974 was "born" when we had an office full of architects and no work. I got the staff together and said, this time we are going to be both the architects and the clients. Fortunately, our ideal dream home is what many home purchasers want.

Although this is a large home, it has been extremely popular and built both as shown in the plans with a right side garage and flipped with the garage on the left. This home has been built in several states. This may be your ideal home.

The 9,974 Sq. Ft. is floor area both finished (living) and unfinished (non-living), but does not include volume space. The First Floor volume area around the two curved stairs (46 Sq. Ft.) and the Second Floor volume area (648 Sq. Ft.) above the Foyer and Family Room for a total of 694 Sq. Ft. Volume space must be considered for pricing. Total floor space 9,974 Sq. Ft. + 694 Sq. Ft volume. = 10,668 Sq. Ft.

Although there is no floor, it could cost as much or more for volume space than regular floor area because two or more story spaces often have spectacular glass, stone or brick fireplaces that go up two or more stories and the drywall, electrical, trim, painting, etc. must be done on scaffolding which requires more labor and equipment.

The Mayfield was designed and drawn with 2 X 4 exterior stud walls. With Icynene closed cell sprayed insulation the code required R-20 exterior wall insulation can be achieved. R-49 insulation for the roof may be achieved with 7" of Icynene closed cell sprayed insulation. Go to www.Icynene.com for more info and the location of a qualified Icynene installer in your area. In the Washington, DC area contact Kyle Ball 301-395-0376 cell & 443-459-5804 office. Icynene cost more than batt insulation, but 2 X 6 cost more than 2 X 4 and there could be a savings on jamb extenders.

Serious plan purchasers may call 301-588-1001 and speak directly to Richard Speight, Architect to see the Second Floor and for plan pricing.

As you step into the front door, you enter a two-story Foyer with a cathedral ceiling that could actually be considered a three-story Foyer that has a circular stair going up to the Second Floor and another circular stair that goes down to the Basement and the Basement can be seen from the Foyer.

Straight ahead is a two-story family room also, with a cathedral ceiling that has five skylights in light shafts that forms a light sculpture in the ceiling. The stone fireplace goes up to the two-story ceiling with large windows on either side.

The Living Room and Dining Room, each with a fireplace and a bay window are on either side of the Foyer.

The Gallery between the Foyer and Family Room has a guest Powder Room on one end and secondary stairs on the other end.

On one side of the Family Room is the Library and on the other side is the Breakfast Room and Kitchen. The kitchen has close access to the Dining Room.

The service entrance between the Dining Room and Three Car Garage, has a Laundry that doubles as a mud room and secondary entrance and there is a powder room off of the Laundry.

This is an open plan.with a fireplace in the Recreation Room, and a fireplace in the Ping pong/Billiard area and there is plenty of room for an Exercise Room and there is an extra Bedroom #5 and a full bath, perhaps for domestic help. There is also a/Bar. If it was my house, there would also be a Kitchen in the Basement.

This is a great Game and Entertainment area.
